Restricted Building Work

If your residential building work contains structural elements or affects the weather tightness of the building, it may be 'restricted building work'.

Restricted building work is work that is critical to the integrity of a building. It is work that relates to the structural soundness and weathertightness of a building and can only be carried out or supervised by Licensed Building Practitioners (LBPs).

What is a licensed building practitioner (LBP)?

LBPs are building practitioners who have been assessed as competent to carry out building work essential to the structure or weathertightness of residential buildings. Before you use someone to do restricted building work on your home, check if they’re an LBP by:

  1. Asking to see their LBP ID card; and
  2. Checking the LBP register on the LBP website.

Do I have to use a licensed building practitioner or can I design and build my own home?

Owner-builders may carry out restricted building work (RBW) on their homes provided they meet all statutory requirements. For example, the standard of the building work must be to the same level as if it was carried out by a licensed building practitioner.

An application for building consent requires you to declare the LBPs engaged for the design and construction work.
