Building Inspections
During construction, the work has to be inspected at various stages.
There are mandatory site inspections as part of gaining the Code of Compliance and these ALL have to be signed off at various stages of construction of your building.
The inspections confirm that the work has been done in accordance with the plans and specifications approved in the building consent. For example, the depth and placement of steel reinforcing is inspected before the footings can be poured, and the moisture content of the timber framing is inspected before interior wall linings can go up.
The specific inspections unique to your building consent are detailed on the bright yellow inspection schedule attached to your consented documents.
This inspection schedule must remain onsite with your stamped approved documents so the building inspector can sign off the inspections.
If a required inspection is not carried out, you may be required to undo the subsequent work, for example, take the wall linings off to inspect the framing.
Similarly, if work differs from the plans it may need to be done again or an amendment to the plans submitted for approval prior to continuing work. Details related to the variations and amendments process can be found in related documents.
Either you, the builder or your project manager must arrange for each inspection to take place. The stamped approved documents must be on site for the building inspector.

Inspection failed
If at any stage an inspection has failed, the building inspector will note why it has failed. It is your responsibility to arrange for a re-inspection once the problem has been rectified.
There will be an additional cost for re-inspections as this will not have been included when the building consent was issued.
Amendments
The Building Act 2004 requires that all work must be done in accordance with the plans and specifications approved in the Building Consent.
If you propose to do any work that differs from your Building Consent plans, you will need to apply to amend your Building Consent.
The amendment application form must be signed by the same person who signed the Building Consent application form, and contain detailed plans showing the proposed changes.
Council Building Officers will then check that the work will comply with the Building Act 2004 and make a decision.
Work on the affected area cannot start, or continue, until we have made a decision on the amendment application.

Final Inspection
When all the work related to your building project has been completed you will need to book a final inspection. Once the final inspection has been completed and passed you may apply for a Code Compliance Certificate.
